The Properties Of Tyvek

According to the DuPont website, “Four properties are critical to optimal weather barrier performance for increased energy efficiency: durability, air resistance, water resistance, and vapor permeability. Most products rate high in just one or two properties. Only Tyvek® products deliver performance across all four properties, to help create sustainable buildings that cost less to operate, are easier to maintain, and provide better comfort, year-round.”

inner-1-.jpgTyvek might look and feel like paper, but after handling it, you will soon realize the two have little in common. Tyvek is tear resistant. This means that even if a small cut does occur, that cut should not turn into a giant gaping hole.

It is made of a synthetic material called high-density polyethylene, a type of plastic, which has an incredibly high strength-to-density ratio. Specifically, Tyvek is made of nonwoven olefin fiber, the same fiber often used in carpeting, wallpaper, and ropes.

The fibers are vigorously spun into strands and then, rather than being woven together like traditional fabric, they are bonded with immense amounts of heat and pressure to create one continuous piece of material. This nonwoven structure allows for water vapor to escape without letting bulk water pass through.

Durability

As we briefly mentioned above, Tyvek is tear-resistant, largely due to the pressurized and heated bonding process. It does not absorb moisture like normal paper, meaning it won’t fall apart in humidity. It can be folded and flexed without losing its strength, and it is designed to withstand harsh conditions. While thin, lightweight, and flexible, Tyvek still holds up to extreme heat and cold, resists puncturing, and is immune to UV damage. In short, when you wrap your home or commercial property in Tyvek, you can rest easy knowing it’s going to prevent water and air from entering your building for years and years.

Air Resistance

When Tyvek wrap is correctly installed with Tyvek fasteners and Tyvek tape, it enhances the ability of your insulation to keep the cold out during the winter and the hot out during the summer by acting as an air barrier. This in turn allows your HVAC system to run more efficiently, lowering your energy bills and making your home more energy efficient.

Tyvek wrap, along with compatible tape and fasteners, is designed to not only create an airtight seal, but a watertight seal as well. While rain can typically find its way behind siding and stucco, a Tyvek envelope will ensure it doesn’t enter into your structural walls and insulation, preventing rot and mold.

Vapor Permeability

As we briefly touched on above, Tyvek wrap allows vapor to permeate the barrier. While this may seem counterintuitive considering it also creates a water and airtight seal, it is a vital feature to ensure moisture can properly exit your building before it has a chance to condense and cause water damage, mold, or rot.

Again, Tyvek scores high in all of the above categories. While some competitors might cost less they only offer a few of the above. Perhaps they are water and airtight but do not allow moisture to escape, or they might allow moisture to escape, but it comes at the price of allowing air and water in. You need all four of the above elements to work in harmony for the longevity of the building that is being wrapped.

Where You’ve Seen Tyvek Before

It is likely that you have seen a home or building in the middle of construction wrapped in white paper printed with a repeated pattern of the DuPont Tyvek logo. But building envelope wrap isn’t the only place you’ve experienced Tyvek.

Because commercial building projects typically take longer to complete, the Tyvek Commercial Wrap can withstand longer amounts of UV exposure — up to nine months compared to four months with the Home Wrap — meaning your crew has plenty of time to complete the envelope phase of the job without risking the quality of the completed project. It also features a higher wear and tear strength to withstand the rigors of commercial construction.

We also offer two types of Tyvek Commercial Wrap: The standard Commercial Wrap and Commercial Wrap D. The Commercial Wrap D features a specially engineered surface texture that provides a slight amount of space between the exterior insulation and sheathing which helps water drain more effectively, making it a great option for areas that receive heavy rainfall.

Tyvek StuccoWrap

Stucco and moisture issues typically go hand-in-hand. That’s why DuPont created a Tyvek wrap specifically to handle the moisture drainage needs of stucco siding. The Tyvek StuccoWrap has a specially engineered grooved surface that works as a drainage plane behind stucco facades.

Tyvek DrainWrap

Tyvek’s Drainwrap is the ideal moisture barrier designed for enhanced drainage. The building envelope paper features the same superior air and water resistance that you expect from Tyvek, with the added bonus of vertical grooves which channel water away from the wall assembly. If you are building in an area with extreme, wind-driven rain, this is a safe choice to use as your building envelope seal.

While all Tyvek wraps help to increase the efficiency of your HVAC system by preventing outside air from seeping in and inside air from leaking out, the ThermaWrap has specially designed insulating capabilities. This helps to significantly increase the energy efficiency of your home, especially if you live in a region with an extreme climate. Tyvek ThermaWrap is an excellent alternative to other exterior insulation products like XPS, EPS, and foam, and is also easier to install. This product is more breathable than many of the alternatives as well, ensuring that moisture can exit the building and prevent heat-related condensation.

Tyvek FlexWrap

FlexWrap is a must-have during any building envelope installation. This product is self-adhering and integrates seamlessly with other Tyvek air and water barriers and does not require additional fastening. This flexible wrap has an accordion-like stretching ability, allowing one side to stretch around the outside of a corner while the other side remains unstretched, yet still creates a perfect seal. The Tyvek FlexWrap is ideal for corners, arches, round-top windows, and other places where traditional wrap is not easily applied.

The Tyvek Protec system is a roof underlayment that features a unique embossed pattern which allows for extra safety, grip, and walkability, making it a must-have at job sites. Not only does this product make installation safer for the crew up on the roof, but it also has all of the same air and water protection as other Tyvek commercial wraps. The Protect roof underlayment is compatible with many types of roofing materials including asphalt shingles, cedar shingles, metal, tile, and slate roofs. It also features up to 6 months of UV resistance and extreme durability. This product can come with a 30-, 40-, or 50-year limited warranty.

Tyvek Tape, Flashing, Sealant, Staplers, and More

Of course, the wrap you use to create a building envelope is only part of the process. You will also need to seal any seams and ensure you are creating a truly airtight and watertight home or building. The type and location of seams you are sealing will determine which type of Tyvek tape or DuPont sealant is most appropriate. However, it is important to ensure you are using a Tyvek tape to seal seams, as mixing other brands with Tyvek products might void the warranty and will not create as tight of a seal.
